Find the sign criteria first

Many plazas and managed properties maintain sign criteria that control letter height, colours, illumination, raceways and sign-band placement. Request the current document before concept design. A lease reference to signage is not always the complete technical standard.

Submit a reviewable package

Property managers need enough information to understand appearance and building impact. Include a scaled elevation, dimensions, materials, colours, illumination, mounting method, electrical route and any proposed removal or wall restoration.

Separate landlord and municipal approval

Landlord approval does not replace a City permit, and a City permit does not grant permission to alter a leased building. Plan both reviews in the correct order and keep written approvals with the final drawing set used for fabrication.

When approval includes conditions, incorporate them into the drawing rather than relying on an email note. The fabrication and installation teams should receive the same marked, approved revision. This prevents an earlier concept from being produced after a raceway, colour, lighting level or mounting detail has changed.
